Why it matters
The wall units get the attention; the outdoor condenser does the work. It needs two things a year from you: room to breathe, and a look at the details that fail quietly — the line-set insulation (that black foam sleeve running up the wall) and whatever it's mounted on. Yours is also a winter machine: with ~60–120 freeze days a year in your county, the unit will be running defrost cycles and shedding meltwater all season, so fall prep matters as much as spring.

The outdoor unit is the half of the system that lives outside year-round. Blocked fins make it run hot; shredded line-set insulation bleeds efficiency every hour; a unit heaved off-level by frost or a sagging bracket wears its compressor — the $3,000 part — years early.

You'll need: Garden hose.
Spring (May):
- Kill power at the disconnect. Gently hose the fins from the outside — no pressure washer, it folds fins like paper.
- Clear 18–24 inches all around: grass, leaves, the recycling bin that migrated over winter.
- Run your hand along the line-set insulation from unit to wall. UV and squirrels eat it; bare copper pipe means efficiency loss and condensation drips. Replacement foam is a $15 DIY.
Fall (November):
- Check the mounting: pad level, wall brackets tight, no new lean.
- Make sure defrost meltwater has somewhere to go — a unit sitting in its own refrozen puddle becomes an ice sculpture. Riser feet or a few inches of gravel under it solve this permanently. And check nothing overhead (gutter, roof edge) drips onto the unit — that's how they get entombed in ice.
- Look at the flare fittings where the lines meet the unit — oily residue is the fingerprint of a slow refrigerant leak. Note it for a pro.

There's no required standalone service here — fold the outdoor unit into any head-unit service visit ($90–$180 if priced separately). What a pro adds: a proper coil clean if the fins are packed deep, torque-checking flare fittings, and a real leak diagnosis if you spotted oil staining.
The refrigerant story is the same as every sealed system: it doesn't get "used up." A tech who tops you off annually is billing you for a leak he isn't fixing — usually a $150 flare-fitting fix hiding behind years of $120 top-offs.
Ask the tech
- How do the line-set connections look — any oil staining at the flare fittings?
- Is the line-set insulation intact all the way to the wall?
- Is the mounting — pad or brackets — still solid and level?
Red flags you're being upsold
- A refrigerant 'top-off' at every visit. Mini-splits are sealed systems; needing refrigerant means a leak, usually at a flare fitting, and the fix is the fitting — not a subscription to refrigerant.
- Quotes to 'winterize' a mini-split with a full cover. These run in winter — that's the point of a heat pump. Never cover a running unit.
Second opinion time: Any compressor-replacement quote — on most residential mini-splits the math against a new condenser unit deserves two opinions.
